Homes England has a unique opportunity for a Project Director to work with stakeholders as we progress and develop a large number of sites that we either own (all or in part), or acquiring at any given time, which will deliver new communities with thousands of well-designed homes, retail and commercial offerings, schools and amenities.

Reporting to the Development Director for the Central and West Regions, you will be responsible for the leadership, oversight and delivery of a portfolio of complex, large scale multi-million-pound projects of national importance. These are core to our vision of being the Country’s housing and regeneration Agency.

Job description

Critical elements of the role will be ensuring that good practice and a robust commercial approach is applied to project management as you plan, organise and manage the successful delivery of large scale/cross-functional and complex priority projects to timetable. Whilst making sure that costs, budgets, programmes and plans are controlled, implemented and transparent.

You will provide technical corporate oversight and direction, and find innovative and commercial solutions to successfully deliver projects. You will play an active leadership role within Homes England and the Development business, ensuring there are appropriately qualified colleagues who are led, developed and motivated to deliver effective performance within existing resources and budget. You will be a role model demonstrating key behaviours aligned to the Homes England Way.

Utilising your communication skillset, you will own and influence the overall internal and external partner relationships to achieve the successful delivery of projects. You will represent Homes England at public and private sector meetings including engagement with the media.

As Project Director you will be expected to lead small, focused project teams on a flexible basis to deliver your portfolio of projects on time and within budget. You will drive the end-to-end development process and have responsibility for supporting the Development Director and the Agency with complex development issues, aiming to identify major problems before they occur and deliver flexible, collaborative resolutions. 

This role is a rare chance to shape the future of land led projects across Central England in a fast growing, national organisation with real social purpose. 

Person specification

You will be an experienced Senior Leader with significant experience of commercial transactions that also deliver high quality social outcomes. Your role will often require experience of securing multiple funding streams and investment programmes to deliver multiple outcomes from within the same project. 

You will be educated to degree level in a property related discipline such as surveying or town planning you will hold a professional qualification (e.g., RICS, RTPI etc) and possess extensive experience of managing the delivery of large strategic sites, the delivery of major infrastructure works (highways and services) and of working collaboratively with a large variety of stakeholders and multiple landowners/promoters.

You will be proficient in horizon scanning, procuring and building partnerships via differing public sector compliant routes, leading and responding to community engagement, and securing buy in to a vision for a place and ensuring successfully delivery of regeneration projects.

As an experienced property professional you will have the ability to work at a strategic level with strong leadership and management skills and have significant experience of successfully co-ordinating teams and partners to acquire, de-risk and dispose of land assets in line with an agreed masterplan that you have helped to shape and have ownership of.
