Job summary

Working in a team with our Regional Director, Head of Disposals in the Homes England Central (Midlands) area and a Senior Development Manager as your line manager, the Development Manager will play a critical role in supporting Homes England’s land disposal programme. You will be joining our friendly and experienced team who are committed to making positive change in how key land disposal objectives in the Central (Midlands) Area are delivered.

Our Regional Director believes in delivering a first-class customer service, resolving issues informally wherever possible, taking an innovative and creative approach to conflict resolution. The Regional Director believes in working in a collaborative and flexible way and values diversity in experience and perspective to foster good decision making and problem solving within the Central Disposals team.

 The role will support the design and delivery of sites in the Central region. These are exciting times and you will get involved in an excellent opportunity to balance day to day delivery whilst bringing innovative solutions to the Disposals offer.

Person specification

Whilst our day job is to deliver first class customer service to our stakeholders in the Midlands, you will be used to “spinning several plates” at once and will always be looking for ways to improve and innovate.

 You will have private or public sector experience with complex planning and land disposals and preferably be RICS/MRTPI certified or working towards this. You’ll have experience of working with multi-disciplinary teams and have a result focused approach, and effectively demonstrate the values we have at Homes England. 

 You will possess a working knowledge of the housing sector, government policy and current best industry practice and have the commercial and financial acumen and ability to contribute effectively in the management of large budgets and the taking of commercial decisions. 

 You’ll be comfortable supporting the team with complex delivery and commercial issues, aiming to ensure delivery in accordance with the Annual Business Plan and any scheme-specific Business Cases. You will be proficient in commercial negotiations, land disposals, placemaking and team management.  

 You will have excellent people skills helping your colleagues to flourish.  In addition, you are entirely comfortable operating at very local levels as well as senior levels both inside and outside Homes England.

 Delivering on a mission as bold as ours isn’t always easy. You will be resilient and comfortable working with stakeholders, and your discussions will always be shaped by a good understanding of the commercial and operational impact of what we do as a high performing team. In addition, you will also be able to develop robust relationships with and influence external stakeholders in local government and the development sector to ensure Homes England is able to effectively deliver sites to market. You will enjoy working in an innovative, fun, and engaging way and be able to negotiate and persuade.

 As a property professional, you’ll have excellent communication skills, verbal and written and be able to demonstrate you can work with others as part of a team in a collaborative, inclusive way.
